How to Apply for Residency
With 268 retirement residences on our campus, we surely have one that meets your needs and wishes. Once you decide on the size, style and location of your new home at Sherwood Oaks, there is a two-step application process that will guide you through to the day you move into your new home.
Step #1 Financial Application
We will ask you to complete and return to us a Confidential Disclosure Application. This will help determine if you qualify financially for the specific size residence for which you are applying. Our Executive Director will review your application and we will call you within a few days.

Step #2 Medical Application
Once you are financially approved, we will schedule an appointment for you to meet with our Medical Director and Community Nurse. You (or your insurance) are responsible for the costs related to this medical application. A Consent to Release Information form is available and can be used to request your medical records be sent to Sherwood Oaks before your medical appointment.
After you’ve completed these two steps, you will sign contracts on your new PA retirement home and give Sherwood Oaks a deposit in the amount of 15% of the entrance fee. This deposit will allow us to hold your residence until you move in. Typically, you will have up to 90 days. The balance of the entrance fee is due when you move in, at which time the monthly fee also begins.
Commonly Asked Questions about Moving
Q: How long will I have to move in?
A: Once you’ve signed contracts and given Sherwood Oaks a deposit of 15% of the entrance fee, you will have 3 months to move.
Q: What happens to my deposit if I’m not able to move in?
A: When you sign contracts and give us a 15% deposit, you may cancel within 7 days and receive a full refund of your deposit. After 7 days, but before you move in, you may cancel without financial penalty if you become medically incapable of living safely in your chosen retirement home. If you cancel after the 7 days and have no medical issue you will be refunded your deposit, less $5,000.
Q: Is Sherwood Oaks financially secure?
A: Sherwood Oaks is financially secure. First, we have over 35 years of successful operating experience. We also comply with regulations set forth by the Pennsylvania Department of Insurance. These regulations are designed to ensure that we have sufficient reserve funds to provide the future health care that we promise residents when they move in.
